Robin Jack and Colin Lennox have completely renovated Ardmor House, preserving its Victorian details, adding wireless internet access, smart contemporary shower-rooms, comfortable beds to each bedroom, and decorating and furnishing in their own relaxing and up-beat style.

They offer bed and breakfast, a friendly welcome, and convivial hospitality - what more could you want in the middle of Edinburgh? Well, how about free parking? Ardmor House has that too... right outside the house in Pilrig Street (photo, left).

If you are on foot, there are plenty of buses up and down Leith Walk, and the lively Broughton area, Edinburgh Playhouse and cinema multiplex, lots of bars, cafés, restaurants and bistros are a leisurely 10 minute walk away.

This is a really comfortable place to stay, and Robin and Colin enjoy doing all they can to make your stay in Edinburgh as easy and agreeable as possible.

There are 5 bedrooms in all, all with shower-rooms en suite and temperature controllable central heating. Single, double, twin or 3 to 4 sharing.

There's a further small double or single bedroom downstairs. Every room has a shower-room en suite, comfortable (but firm) beds with fresh white bed linen, television, tea/coffee making hospitality tray, hairdryers, and CD/alarm clock/radio. Wireless internet access for your laptop.

Breakfast is served in the dining room downstairs.
Full Scottish breakfast:
Smoked bacon, sausages, eggs, mushrooms and tomatoes.
Scrambled eggs and smoked salmon.
Smoked bacon, potato waffles and maple syrup.
Porridge.

There is a toaster and unlimited supply of bread.
Cereals, fruit juices, yoghurts, fruits, cheeses, oatcakes, etc.

Alternative diets catered for on request. Please ask.

Prices vary depending on time of year, and are per person per night based on two people sharing a double or twin room, and include breakfast:

£55 in the peak of the summer (Edinburgh Festival).
Single room rates start from £45 per person.

Prices are negotiable depending upon length of stay, number in party, mid - week flexibility, etc. Please ask.

Cancellation Policy... All cancellations must be made in writing and acknowledged by us for any refund to be made. Cancellations made up to 14 days in advance of arrival - half the total cost payable. Cancellations made up to 7 days in advance of arrival - total booking cost payable. This is the most that you would pay for cancellation at short notice.
