Double bedroom Bed and Breakfast

Joon and Peter Simpson welcome bed and breakfast guests to stay in a specially reserved double bedroom with private bathroom on the ground floor garden-level of Number 16, one of the grand Victorian houses in Learmonth Terrace.
Joon and Peter live upstairs - their front door is in the middle of the top photograph - and with your own entrance down some steps you can come and go as you please. Inside through a hall lined with pictures is your bedroom and bathroom, then the kitchen where breakfast is served, and the garden. All in all there's a sense of privacy and quiet.
The terrace itself is a small road set back behind an avenue of trees from Queensferry Road and from here you can easily walk to the Dean Gallery and Gallery of Modern Art (5 minutes), or down into the "village" of Stockbridge with its small shops and delis, or across the Dean Bridge to Princes Street - a pleasant 8 minute stroll.
There are good restaurants within easy walking distance and lovely riverside walks along the Water of Leith a couple of minutes' walk away. Also, the Simpsons have a couple of bicycles to lend if you wish!
Accommodation:
The Double Bedroom has a good sized bed with good mattress, and contemporary Scottish art on the walls.
In the bedroom there are:
- Famous Scottish Tunnock's Wafers and Tablet, Choc-Rock and a Welcome Dram of Whisky!
- Tea and coffee making tray.
- Flat screen TV with Sky channels, DVD and small library).
- Inntegrated radio/CD/Ipod docking system.
- A silent fridge for your own use. Ice on request.
- Joon and Peter's personally compiled Edinburgh information pack - including their restaurant recommendations.
Free Wi-Fi internet broadband for your laptop.
The Bathroom, which is a few steps along the hall, has a Jacuzzi bath with an overhead power-shower, basin and wc.
- Towels are always kept warm on the heated towel rail.
- Bedroom slippers and towelling dressing-gowns are provided for your use.
Breakfast:
Breakfast is served in the Simpson's kitchen.
Every evening Joon will ask what you would like for breakfast and what time you would like to eat. She is keen on organic produce where possible, makes her own special muesli mix and there is a choice of Continental, including cheeses, or a full cooked breakfast. There are home-made jams, bread from Herbie the Stockbridge baker, yogurt and fresh fruit, a choice of teas, hot chocolate, and coffee from the espresso machine. Also, with notice, Joon is happy to cater for special diets.

Hall and door to the bedroom.
Rates are per night for 2 people and fully inclusive of all taxes and breakfast.
