Situated in Stockbridge, a fashionable "village" in central Edinburgh (about 15 minutes walk from Princes Street - or quicker by bus), this double bedroom apartment is ideal for a couple though it also has a sofa bed in the living room so could accommodate 4.

Stockbridge has the best cheese shop in Edinburgh , Mellis, an organic food store, Waitrose, delicatessen, restaurants, bars and the Royal Botanic Gardens -the best place for lunch al fresco, is just 5 minutes walk away.

The apartment is on the 2nd (US 3rd) floor reached by a traditional Edinburgh shared stairs. Guests have access to the private garden area behind the house, and there is 4 hour metered parking nearby and free parking within a 5 minute walk. The bus stop outside has regular buses to Princes St, Ocean Terminal, etc.

The Living Room has two sofas (both are in fact sofa beds), television, DVD, CD and the original black slate fireplace with living flame gas fire.

The view from the three window bay in the living room. A great place to sit in the afternoon and evening sun.

Sitting Room

There is a dressing/boxroom off the Living Room with shelves, clothes rail, mirror and extra suitcase storage.

Bathroom

Morning sun in the double bedroom, which has a King-size bed. The bedroom overlooks private gardens at the back of the house and because of the lack of traffic noise is quiet for a good night's sleep.

A cot (crib) and high chair are available. Also hairdryer.

The bathroom has a bath, shower over, basin and wc - and candles, bubble bath and bath crystals.

Kitchen and Dining areas are separated by a counter top. The Dining area has an extendable table (seating for 4-6 with two spare chairs in the boxroom) and overlooks the gardens (below right).

Tariff:

Sleeping 2 (possibly 4* with the sofa bed):
Minimum stay 2 nights:
Oct-April: £55 per night, (£385 per week).
May- Sept (except the Festival): £70 per night (£490 per week).
Festival, Christmas and Hogmanay: £95 per night (£665 per week).
3 day breaks at reduced rates are available, but not during the Festival.
Switch, Visa and Mastercard accepted.
A deposit of 25% secures your booking.
*For parties of more than two there is an additional charge of £10 per person per night for up to two more guests on the sofa beds in the sitting room.
Prices include gas central heating, electricity, towels and linen.
10% discount if you bring your own linen and towels.
Entry is normally after 4pm, departure before 11.00am, but these times are negotiable.
No smoking and no pets please.
