Very central, and facing Queen Street Gardens (as a guest you have special private access) this bed and breakfast guest house, owned by the same family as Castle View Guest House, has 12 bedrooms ranging from large family rooms to single bedrooms.

It is a magnificent building dating from the 1790's, part of Edinburgh's wonderfully rich Georgian heritage. The interior has been renovated and the bedrooms are contemporary in style with smart modern shower-rooms and bathrooms.

Just along the street is the Scottish National Portrait Gallery - the best place to see Scottish history come alive in portraits going back to the 1500's.

This is a great place to stay in Edinburgh; Queen Street is close to George Street and Princes Street, and Edinburgh Castle, the shops, museums, galleries, pubs, bars and cafés are accessible on foot.


There are 12 bedrooms (three illustrated here). Bedrooms range from smaller single or double bedrooms to large family rooms. One looks from the front over Queen Street Gardens, one has a skylight window, the others face South at the back of the house - a quiet and peaceful night's sleep.

A cooked or continental style breakfast is served in the dining room between 8.15am and 9.30am Mondays to Fridays, and 8.30am and 9.45am Saturday and Sunday.

Continental breakfast can be arranged, on prior request, up to 30 minutes before normal breakfast times. Special diets can be catered for with advance notice.

Full Scottish breakfast: of bacon, egg, sausage, tomato, potato scone, mushrooms.
Vegetarian breakfast: scrambled eggs, tomato, mushroom, potato scone.
Continental breakfast: oatcakes with cheeses and fresh fruit of the day.

Fruit juice, grapefruit and mandarin segments, yoghurt, porridge, cereals, toast, tea, coffee, etc.


Cancellation Policy
"Following confirmation our cancellation policy is one night's stay. Within 7 days of arrival, the whole reservation may be payable unless the dates are re-sold."

The tariff ranges from £35 to £78 per person per night, depending on the season and the room.

Single occupancy, Edinburgh Festival, Public holidays and International sporting events are at the higher tariff.

The rate includes full breakfast and local taxes (VAT).
Please try to settle your bill in cash to avoid credit card commission.
There is an additional charge of £2.50 if you pay for your stay by credit card.
