Whether you are a Bed and Breakfast guest, or renting Number One privately and exclusively, staying here is like having your own grand house in central Edinburgh.

Number One is a complete Georgian House overlooking Royal Circus Gardens, designed by that most celebrated of Edinburgh classical architects, William Playfair, and built in 1823.

There are three main double bedroom suites, plus a further two double/twin suites on the lower ground floor, a work-out gym and a one bedroom apartment suite, kitchen and sitting area. Further accommodation is available nearby if you have a large party.

The most magnificent room in the house is the first-floor Drawing Room with tall windows which look onto the gardens of Royal Circus, and a Baby Grand piano.

The painted ceiling is the original from 1823.

The Drawing Room is connected by arched doorway to the Lounge/Bar where guests can gather before going out for dinner.

Books, music, cable TV, dvd and video library. Playstation and games and Airport Extreme wireless internet access throughout house.

Owners Mike and Susan Gordon and their resident house-keeper will be on hand to look after guests and offer useful advice on local amenities, entertainment and sights.

£138 - £258 per night per double/twin room (based on double occupancy) inclusive of full Scottish and Continental breakfast, complimentary drinks and run of house.

No smoking (except for in the Pool Room), and no pets please.
